Home Appreciation is Still Going Strong

 

The Case-Shiller Home Price Index, which is the “gold standard” for appreciation, was released. Case-Shiller has a few indexes, two of which we pay the most attention to: The National Index and the 20-city Index

 

The National Index, which covers all nine U.S. Census divisions, reported a 3.5% annual gain in November, which was a slight increase from 3.2% in October. The 20-city Index increased to 2.6% on a year over year basis from 2.2%. Phoenix (5.9%), Charlotte (5.2%) and Tampa (5.0%) led the gains. The gains were broad based, with every city in the index seeing gains.

 

The 3.5% appreciation we are seeing nationally is still meaningful. On a $300,000 home, a 3.5% gain in appreciation equates to $10,500 over the course of the year.

 

 

It’s a great time to buy. Rates are low and home appreciation is picking up speed.
